Off-Market, Pocket Listings, or Broken Sales

Price Range:

$5 - $100 Million

Risk Profile:

Opportunistic, Value-Add, or Core Plus

Situation / Type:

  • Properties in need of lease-up, repositioning, or additional capital for deferred maintenance, capex, and TI work
  • In-place income with attractive upside optionality potential (redevelopment, subdivision, rezoning, etc.)
  • Assets with a complex story or in need of institutional asset and property management expertise to maximize value
  • Located in the “path of growth” but not competitive due to poor maintenance or obsolescence
  • Sale leasebacks from owners looking for liquidity to improve their balance sheet
  • Soon to be vacated single-tenant owner-user buildings
